Why Fire Door Inspections Matter

Peace of Mind, Professionally Delivered

Fire doors are only effective if every component is working as designed. We inspect fire doors to ensure they meet legal standards, perform under pressure, and protect people when it matters most. From commercial premises to residential blocks, our certified inspectors keep your buildings compliant and genuinely safe — not just on paper.

BM Trada Q-Mark accredited

Every fire door we inspect is logged against current legislation, with your digital certificate ready the same day – not weeks later.

Trusted Since 1995

Carried out by qualified, experienced engineers trained to assess every critical fire door component, not just the obvious ones.

Clear reporting

You’ll receive a clear, actionable report detailing every issue, its urgency, and exactly what to do next.

Behind Every Inspection

Whats included with a fire door inspection

Every fire door gets assessed against the Regulatory Reform (Fire Safety) Order 2005 and Building Safety Act 2022, checked to BS8214 and BS EN 1634. But the standards are only half the job, our engineers physically test frames and inspect intumescent seals, hinges, closers, signage and leaf condition, so you know how each door would genuinely perform in a fire, not just whether it ticks a box. Every result is logged on Aurora, our digital compliance platform, so photos and evidence are there whenever you need them.

Who We Work With

Fire door compliance for every type of building

We’re BM TRADA Q-Mark accredited for fire door services – one of the UK’s most recognised and respected third-party certification schemes within the fire door industry.

Achieving BM TRADA certification requires companies to demonstrate a consistently high standard of competency, quality and compliance through independent assessment and ongoing auditing. This provides our clients with added confidence that our fire door services are delivered in accordance with recognised industry standards and best practice.

We cover a wide variety of businesses and fire door regulations apply differently depending on the property, which is why we tailor every inspection rather than running a one-size-fits-all checklist. We regularly support the responsible person across:

  • Landlords & HMO owners – meeting fire door requirements for licensed and multi-occupancy properties
  • Managing agents & housing associations – coordinating compliance across residential blocks and communal areas
  • Businesses & commercial premises – offices, retail units, warehouses and industrial sites
  • Schools & care homes – protecting vulnerable occupants to sector-specific standards
  • Multi-site & national portfolios – one point of contact managing compliance consistently across every location

Whether it’s a one-off survey or a full inspection programme across a growing portfolio, our BM TRADA-accredited team shapes the approach around your building and your legal responsibilities – with the credentials to back it up.

Straightforward, start to finish

From initial site visit to sign-off

We start with a proper conversation about your site, your buildings, and what you need – not a rushed five-minute call. From there, our engineers who are BM Trada compliant inspect every fire door on site in detail. Each door is marked compliant, marginal, or non-compliant, with photos and clear next steps for anything that needs attention. You can track your engineer live on the day, and every report lands in your client portal — ready for you or your team to check whenever you need it.

Fire door inspection frequently asked questions

Trusted by property managers, landlords, and businesses nationwide, our fully certified engineers work with them every day on both installations, inspections and maintenance.

Fire door compliance can be confusing, so here are some quick answers to common queries.

Fire door maintenance across the UK
What happens if my fire doors fail the inspection?
If we find that any of your fire doors are non-compliant, we’ll detail the specific issues in your inspection report, along with photos and a severity rating. We’ll also clearly outline what actions need to be taken to bring each door back into compliance. In many cases, minor issues can be resolved through simple adjustments or part replacements.
How often should fire doors be inspected?
Fire doors in residential blocks over 11 metres with shared communal areas fall under the Fire Safety (England) Regulations 2022, which set fixed legal minimums: communal doors checked every 3 months, flat entrance doors checked annually. Outside that specific case, there’s no set legal interval – it’s your fire risk assessment that determines the right frequency for your building. We recommend annual inspections as a starting point for most commercial and smaller residential properties.
What types of buildings do you inspect?
We inspect fire doors across all commercial, industrial and residential properties — including offices, schools, hospitals, care homes, retail premises, warehouses, apartment blocks and student accommodation. Our certified inspectors are experienced across every sector.
Will I get a formal certificate or report?
Yes. Following every inspection, you’ll receive a comprehensive written report detailing the condition of each door, any defects found, and recommended actions — stored securely on your Aurora portal and available as a PDF whenever you need it.
Do you also offer fire door repairs and installation?
Yes – our qualified engineers carry out remedial work identified during inspections, along with full fire door installation and maintenance, using only certified components to ensure continued compliance.
How much does a fire door inspection cost?
Pricing depends on the number of doors and the site itself. Get in touch for a free, no-obligation quote – we’ll always be upfront about cost before any work begins.
